Most tank water heaters last 8 to 12 years. In our area, hard water often cuts that short. Here are the signs we look for.
1. It is more than 10 years old
Check the sticker on the side of the tank. The serial number usually includes the year it was made.
2. Rusty or brown hot water
Rust in the hot water only usually means the inside of the tank is corroding.
3. Rumbling or popping noises
Mineral sediment settles at the bottom of the tank. As water heats underneath it, you hear popping. Sediment also makes the heater work harder and wear out faster.
4. Hot water runs out faster
Sediment takes up space that used to hold hot water.
5. Water around the base
A small leak from the bottom of the tank almost always means replacement, not repair.
6. Higher energy bills
An older, scaled-up heater uses more gas or electricity to do the same job.
7. Frequent repairs
If you have replaced parts twice in two years, a new unit is usually the better value.
